RevPAR and ADR calculator
ADR is what a booked night earned on average; RevPAR is what every available night earned, booked or not. RevPAR lets you compare a high-rate, low-occupancy month with a cheap, busy one. Nothing is saved or sent anywhere.

Nightly-rate revenue means what guests paid for the nights themselves: leave out cleaning fees and taxes. Cleaning fees appear separately in the total per available night.
How it works
ADR = nightly-rate revenue ÷ booked nights. Occupancy = booked nights ÷ nights available. RevPAR = nightly-rate revenue ÷ nights available = ADR × occupancy. Total per available night = (nightly-rate revenue + cleaning fees) ÷ nights available.
Worked example (the values above, fictional): $2,135 from 15 booked nights is an ADR of $142.33. 15 of 31 nights is 48.4% occupancy, so RevPAR is $2,135 ÷ 31 = $68.87 (the same as $142.33 × 48.4%). Adding $285 of cleaning fees, each available night brought in $2,420 ÷ 31 = $78.06. Raising ADR to $160 but filling only 40% of nights gives a RevPAR of $160 × 40% = $64.00: $4.87 less per available night than now.
