Your costs
The platform fee here is a % of nightly-rate revenue plus cleaning fees, and the co-host fee a % of payout; each fee is rounded to the cent. Leave out occupancy or lodging taxes collected for the authorities: they are not your money.
How it works
Nightly-rate revenue = nightly rate × booked nights. Gross = that + cleaning fee × stays. Platform fee = gross × host fee %. Payout = gross − platform fee. Co-host fee = payout × co-host %. Net profit = payout − co-host fee − (cleaning cost + supplies) × stays − fixed costs. Occupancy = booked nights ÷ nights in the month.
Worked example (the values above, all fictional): 18 nights at $150 is $2,700.00, plus 5 cleaning fees of $95 ($475.00), so guests paid $3,175.00 before taxes. A 3% host fee is $95.25, leaving a $3,079.75 payout. The 10% co-host fee is $307.98. Five turnovers cost 5 × ($85 + $18) = $515.00 and the fixed costs add up to $950 + $180 + $60 + $85 + $75 = $1,350.00. Net profit: $3,079.75 − $307.98 − $515.00 − $1,350.00 = $906.77, a 28.6% margin on $3,175.00. Occupancy is 18 ÷ 30 = 60.0%, and RevPAR is $2,700.00 ÷ 30 = $90.00.
