Break-even nightly rate calculator
What is the lowest nightly rate that still covers your mortgage or rent, bills, cleaning and fees at the occupancy you expect? Add a monthly profit target to see the rate you need for that too. Nothing is saved or sent anywhere.

Your plan
The rate is never shown below $0; $0 means cleaning fees alone cover the costs at that occupancy. Every stay is assumed to pay the same platform fee %.
How it works
Booked nights N = occupancy × nights available. Stays S = N ÷ average nights per stay. Share kept = (1 − platform %) × (1 − co-host %). Break-even rate = ((fixed costs × 12 + S × per-stay costs) ÷ share kept − S × cleaning fee) ÷ N. For a profit target, add 12 × the monthly target to the fixed costs.
Worked example (the values above, fictional): 40% of 365 nights is 146 booked nights, or 36.5 stays of 4 nights. You keep 0.97 × 0.90 = 87.3% of what guests pay. A year of costs is $1,350 × 12 = $16,200 plus 36.5 × $103 = $3,759.50 per-stay costs: $19,959.50, so guests must pay $19,959.50 ÷ 0.873 = $22,863.12. Cleaning fees bring in 36.5 × $95 = $3,467.50 of that, leaving $19,395.62 to come from 146 nights: a break-even rate of $132.85. For $500 a month profit, add $6,000: ($25,959.50 ÷ 0.873 − $3,467.50) ÷ 146 = $179.92.
